A kodak moment from any angle, the Sand Section is home to some of the most expensive and sought after real estate on all of Los Angeles' coastline. Homes are tall & skinny (standard lot size is 2,700 sqft.) and almost every one of them has intoxicating ocean views.

Postcard worthy properties is what you will find in the Sand Section. You will find this neighborhood packed with locals biking, running or walking their dog up and down The Strand (a walk way separating the homes from the sand).

THE PEOPLE

The people that live in the Sand Section are a mix of business owners or successful professionals in their field. Most work in places like Downtown LA or Hollywood but often times can work from home. There is a strong sense of community here and you have to when your house is a couple feet apart from your neighbor. Locals can be found playing volleyball or surfing at all times of the day here. 


HOME PRICES

With property here you really are paying for the location and the view. We have seen land here go for $28 million and others coming closely behind that. In this area you can find architectural properties like Ray Kappa & KAA. Prime real estate is between 1st Street & Marine Avenue, west of Highland Ave. The most sought after properties are along the Strand, especially South facing corner lots.


COMMUTE Times

To LAX: 15 min
To Downtown: 45 min - 1 hour  
To Beach: You're basically on the beach
To The Valley: 50 min without traffic, 1.5 hours with traffic




EL PORTO.
The northern most point of Manhattan Beach, this area still has the feel of a small surf town. More of the original beach style cottages still exist here and is a destination for surfers due to the lack of tourists knowing about the beach here.

FAVORITE SPOTS

Every street you turn down has beautiful ocean views, but our favorite park is Bruce's Beach for a nice picnic spot.

Streets that you can't drive down (walk streets) are the best for some cool pictures as well.
