Your agent should help set your expectations. Our market is extremely fluid and everything about it can change seemingly overnight. Your agent will tell you what to expect and how long, on average, homes take to sell. 

Comparing your home to others
We’ve rarely met a seller who doesn’t think their home is worth a lot more than the competition—your home is worth what a buyer is willing to pay you for it. 

Not taking the advice of your agent
Quality agents do real estate 24/7, it’s not a passing hobby. Good agents know the market, what’s happening, and who you’re competing against.

Working with an out of area agent
Working with an agent who is not an active member of the local real estate community can slow down your sales process. Out of area agents are notorious for not knowing how our MLS works, not knowing local pricing, and not being available. 

Pricing too high for the market
Price is your number one tool to attract a buyer to your home. Don’t ever overprice a home if you really want it sold. 

Hiring a discount agent
Whether it’s a discount brokerage, or your agent has cut you a deal, watch out. Selling a home can be expensive and take a lot of leg work—agents need money to advertise, network and publicize your listing.

Trying to negotiate verbally
Tell your agent not to entertain verbal offers. Everything needs to be in writing. 

Getting stuck on a number
If your goal is to sell, be flexible on the final number you’re willing to accept. Not working through an offer can be a big mistake.
